Rule changes for radon testing and mitigation go into effect January
Hartville, Ohio January 2, 2013: The following is a partial list of new rules that the Ohio Department of Health has put forth to go into effect January 1, 2013.

BriefingWire.com, 9/28/2015 - The changes will affect the radon testing and mitigation procedures for all of Ohio. Below is a summary list of the changes that will be most pertinent to real estate transactions. For a complete listing please contact our office.

New Rules for Radon Testing:

Home Inspectors: Home inspectors are no longer allowed to comment in any manner on radon mitigation systems unless they hold a mitigation contractor’s license issued by the Ohio Department of Health.

Testing on Every Level: It has been recommended by the Ohio Department of Health that testing devices be placed on every level that comes into ground contact, however it is not required at this time.

Testing Period Protocols: A radon testing device must be placed for a minimum of 48 hours. Any device left for less than 48 hours will be deemed invalid.

Test Placement Protocols: One radon test must be used per 2,000 square feet of ground contact. This change will only affect large ranch homes or very large 2 story homes.

Testing and Sump Crocks: Radon testing devices cannot be placed within 10 feet of the sump crock.

New Rules for Radon Mitigation:

Sump Crock Depressurization: Mitigation systems tied into the sump crock are prohibited. Any existing sump crock units should be re tested for accuracy and effectiveness.

Schedule 40 PVC Pipe: All radon mitigation systems are required to use schedule 40 PVC piping regardless of type of system (interior or exterior units).

Caulking and Sealing: As part of a normal mitigation system installation, it is required that the mitigation contractor caulk and seal all visible cracks and potential entry points for radon gas.

Crawl Space: Non-concrete covered crawlspaces (those with a dirt of gravel floor) must be sealed with vapor barrier that is fastened to the wall mechanical fasteners.
