Holidays Are a Busy Time for Everyone. That’s correct. Everyone is busy with holiday shopping, parties, pageants, etc. So, why would I say that people should consider listing during this time? Think about the buyers out shopping for homes at this time of year. They have similar challenges that everyone else does, yet they’re out looking at homes. These buyers are motivated.
Homes Show Well At This time of Year. Show me a nicely decorated home with poinsettias, candles, and/or home baked cookies, and I’ll show you a home that shows better than it would during other times.
Less competition. Many people feel that spring is the best time to list their home. As a result, inventories spike, and buyers have lots of choices. But holiday and winter shoppers tend to be more motivated to buy, and they have fewer choices. The result? Sellers improve their chances at selling faster and getting better prices for their homes.
But what about the weather? People in New England are funny sometimes. Get a forecast for a major snowstorm, and see thousands of people rush to the supermarket for milk. They behave as if they will be stranded in their homes for months. Technology, however, has advanced, and most roads and driveways are cleared within a day or two after any snowstorm.
Again, think about the buyer. They may be relocating, and need a place to live. Divorces happen year round, and so do weddings. Investors also buy at this time of year. Also, anyone willing to visit homes in the cold weather months is probably motivated to make a purchase.
Is it an inconvenience to have a home on the market at this time of year? Yes, but it’s also an inconvenience to sell in the spring and summer months when there is more competition.
